As much as I love a strong offer price (who doesn’t?!), there’s one thing I always look for first when reviewing offers with sellers in Northern Colorado — and it’s not the number.
It’s the pre-approval letter. 💕
Before we get too excited, I want to know that a buyer can actually purchase the home. A solid pre-approval gives us confidence that we’re not wasting time — and that the offer is legit.
But that’s just the beginning. Here’s what else I’m looking at when helping sellers evaluate an offer:
✅ Contingencies — Especially if it’s contingent on the buyer selling their home. I dig into whether their house is priced right, show-ready, and likely to sell quickly.
✅ The lender — I do a little happy dance when I see a local lender. It usually means better communication and fewer surprises.
✅ Closing + possession dates — Timing matters. I always try to avoid leaving my sellers in limbo or scrambling to find a place to stay, especially when a slight shift in dates could make all the difference.
✅ Loan type & down payment — It’s not just about the offer amount. I help sellers understand how secure the offer is and how smoothly we can expect the transaction to go.
✅ The buyer’s agent — While this isn’t a deal-breaker, let’s just say… it’s always nice when I see a familiar face and know I’m working with someone professional and responsive.
At the end of the day, a strong offer is about the whole picture — not just the dollar signs.
