Moving to Colorado From Out of State? Here’s Who Does Virtual Showings and Remote Closings
How I help buyers from Illinois, Texas, Florida and beyond buy in Northern Colorado without flying out for every tour.
If you are moving from out of state and want an agent who does virtual showings and remote closings, I do both, every week. I’m Bre Carpenter, and I tour homes for you over FaceTime, Zoom or recorded walkthrough video, pointing the camera at every red flag so there are no surprises, then work with the title company so you can close from wherever you are. Out-of-area buyers are roughly 40% of my business this year across Fort Collins, Loveland, Windsor, Berthoud, Greeley, Johnstown and Timnath.
Why I focus on relocating buyers
Over the past year I have intentionally built my business around out-of-state buyers and relocation, including referral relationships with agents in other states. Right now I’m helping people moving from Illinois, Michigan, Florida and Texas, and California, Texas and the Midwest are the places I hear from most often. Moving to a state you cannot easily visit is stressful, and my job is to make Northern Colorado feel familiar before you ever arrive.
How a virtual showing with me actually works
I offer three formats, depending on your schedule and what works best for you: a live FaceTime tour, a live Zoom tour, or a pre-recorded walkthrough video you can watch on your own time and share with family. Many buyers use a mix of all three.
A listing photo shows you the best angle of a house. A virtual showing with me shows you the house as it really is.
Here is what I point the camera at that photos will never show you:
- Every red flag. You see exactly what I see, so there are no surprises later.
- The small stuff. Dust on the baseboards, worn spots and signs of deferred maintenance.
- The yard. I show you the grass, whether it looks lush or struggling, and how the lot is holding up.
- The basement walls. Colorado has expansive soils, so I look closely for any cracking and explain what it may or may not mean.
- The block. I always walk the street so you can see neighboring homes and the feel of the area.
- The drive. I show you the drive around the neighborhood and around town, so you can picture your daily routine.
Along the way I share my tips and what to know, because the video is only useful if someone is telling you what you are looking at.
Can you really buy a house you have not walked through?
Yes, and I have done it. One of my buyers did not step inside his home until essentially closing day. We toured a lot of homes together over video before he found the one that finally checked every box. The process was smooth overall. One detail came up along the way: the back door did not lock, which mattered to him because he would not be moving in right away. We got it addressed. Because we had walked through so many properties together, he felt confident and was very happy with the home.
How a remote closing works
Remote closings are simpler than most people expect. Your title company sets everything up. I love working with First American Title, and they coordinate a notary to meet you wherever is convenient, such as your home or a coffee shop, at a time that fits your schedule. You do not have to travel to Colorado to sign.
The one thing I tell every out-of-state buyer: wire your funds about two to three days ahead of closing so everything arrives on time. Always confirm wiring instructions by phone with your title company before sending money.
What to ask any agent before you hire them
- Do you offer live video tours and recorded walkthroughs?
- Will you show me flaws, not just highlights?
- Will you show me the street, the neighborhood and the drive into town?
- Which title company do you use for remote closings, and how does it work?
Frequently Asked Questions
Can I buy a home in Northern Colorado without seeing it in person first?
Yes. Many out-of-state buyers do. With live video tours, recorded walkthroughs, a thorough inspection and an agent who shows the flaws as well as the highlights, buying before you visit in person is realistic and common.
What is a virtual showing?
A virtual showing is a tour of a home over FaceTime, Zoom or a recorded walkthrough video, led by your agent on site. A good one covers far more than listing photos, including condition, the yard, the neighborhood and the drive around town.
What should I look for during a virtual home tour in Colorado?
Ask your agent to show basement walls and foundation for cracking, since Colorado has expansive soils, along with the yard, baseboards, doors and locks, and any signs of deferred maintenance. Also ask to see the street and the drive to everyday places.
How does a remote closing work in Colorado?
Your title company coordinates the signing. A notary can meet you at your home, a coffee shop or another convenient location, at a time that works for you, so you do not have to travel to Colorado to close.
When should I wire closing funds if I am out of state?
Plan to send funds about two to three days before closing so they arrive in time. Always confirm wiring instructions directly with your title company by phone before sending money.
Can we start working together before I decide to move?
Yes. A free consultation with me is a good way to talk through neighborhoods, timing and how virtual showings would work for your move.
